Top Lodge

Proposed extension, refurbishment works and alterations to a late 19th century grade II listed lodge house near Tonbridge in Kent. The building was originally a gatekeeper’s lodge on an approach driveway to Somerhill Park a large country estate, which is now a school.

The client wished to fulfil their responsibility for the building by creating a viable long term future, upgrading the accommodation to provide a family home to modern standards and bring the house back into beneficial use. The existing house layout lacked a usable kitchen space, the bathroom was inadequate and the two bedrooms restrictive for family use. Commercial appraisals concluded that in order for the house to be viable an extension of the living space would be required and a third bedroom.

The proposal received planning approval and listed building consent in 2012. The working drawings were completed, however the project did not proceed beyond tender stage due to uncertainty over the impact of Highways Department road widening adjoining the site access.
